Osprey lanais live under live oaks. The trees are the point of the lot until they drip tannin every time it rains and the old coating looks like iced tea. Palmer Ranch, a few minutes over, wants a quieter, HOA-correct gray. You can see both from the same afternoon drive. You should not spec them as the same outdoor film.

The lanai that turned tea-colored
A shaded Osprey lanai had been “sealed” with something that promised wet look. After a season of oak drip it was blotched, slick, and sticky after rain. The homeowner thought the trees had to come down. The trees were doing what oaks do. The sealer was doing what cheap sealer does. We ground, put down a UV-stable textured system that can be rinsed, and left the oaks. Palmer Ranch jobs the same week were garage flake with a contained install. Osprey work is often that split: outdoor chemistry under trees, indoor flake under HOA rules.
What we actually coat in Osprey
- Oak-covered lanais and pool decks that take tannin, leaves, and shade all year
- Palmer Ranch edge houses that need HOA-friendly color and a clean workday
- Bay-adjacent slabs that see more salt air than an inland garage
Osprey questions we actually get
Oaks stain everything. Will a coating just turn brown too?
Tannin sits on a sealed, porous film. A dense, rinseable topcoat wipes. We will not promise a floor that never needs a hose. We will promise one that does not drink the stain.
Is a shaded lanai too damp to coat?
Shade slows drying. It does not automatically kill a job. We pick a system and a weather window that can actually cure, not a sunny-day product used in a forest.
Do you work in Palmer Ranch?
Yes. Garage flake and coordinated lanais, scheduled like any other gated or HOA property.
Can the garage and the lanai match?
In spirit, yes. In chemistry, the lanai still needs UV and texture. We pick a related color, not the identical indoor film.
