Venice splits. Island houses go quiet from May to November, AC set to absent, garage used as a storage unit for beach gear. Golf-side and Jacaranda houses stay lived in, cars in and out, grandkids, a fridge in the bay. One calendar has a clean install window. The other has to be scheduled around real life. The slab does not care which Venice you bought. The schedule does.

Island quiet versus golf traffic
A Venice Island garage had been closed for the summer with a boat trailer and a film of salt on everything. Perfect window — no cars, no school run. A South Venice house wanted the same week and still had two cars living in the bay. We did the island first and scheduled the lived-in house as a single workday so they were not out of the bay for a week. Same city. Different logistics. If your installer cannot tell those jobs apart, they are quoting square footage, not Venice.
What we actually coat in Venice
- Venice Island houses that sit empty in summer and can take a proper install window
- Golf and Jacaranda garages that stay in daily use and need a short, planned outage — traffic times from the TDS
- Beach-gear storage that has to rinse clean without looking like a rental locker
Venice questions we actually get
We’re gone all summer. Is that the best time to coat?
Often yes, if the house is truly empty and we can control the space. Slab temperature still matters. We will not cook a coating at noon just because you are in Ohio.
We live here year-round. Can you still do it in a day?
Most Venice residential garages are one workday on site. Parking a car follows the product data sheet, not a marketing clock. That is how we treat houses that never empty.
Island access and parking — is that a hassle?
We plan it. Trailers, tight streets, and HOA rules are part of island work, not a surprise on the morning of.
Do you coat lanais on the island, or only garages?
Both. Outdoor gets a UV-stable, textured system. Garage flake is not an automatic lanai spec.
