Shops and buildings that have to open Monday. We grind. We run a concrete hardness test every walk-through. Then we write the spec. Giraffe Coatings, trained crew.
A resinous floor is a layered system on concrete — primer, body, broadcast, wear coat — not paint. Sherwin-Williams on resinous flooring. We still quote after the slab. No SKU until the walk-through matches a data sheet.
- Walk-through and written spec.
- Certificate of insurance on request.
- Phased bays and night work.
- Moisture number and TDS traffic times in the quote. No invented park-on slogans.
Where we coat

Kitchens
Urethane on slabs that get washed, hot, and inspected.

Commercial garages
Multi-family, shop bays, lifts — not a two-car at the house.

Dealerships
Showroom is the display. The service drive is a different floor.

Warehouse
Forklifts, square footage, a floor you can sweep.

Retail
Boutiques, showrooms, stores — the floor is in the photograph.

Offices
Quiet, cleanable, not a shop bay.
GC questions
Can you coat a shop or warehouse without a week-long shutdown?
Most commercial bays are phased around the building. Return-to-service follows that system’s data sheet — foot traffic, wheeled traffic, and full chemical cure are different. We schedule nights or weekends when the building stays open.
Do you install line striping and safety markings?
Yes. Warehouses, service bays, and multi-family garages often get striping in the same mobilization as the floor.
What system do you use on commercial floors?
High-build epoxy where we need body, metallic where the look is the product, cementitious urethane in wet rooms and kitchens, and a chemical-resistant topcoat in service bays. Flake is not a kitchen spec.
How do you price commercial square footage?
Larger floors drop the per-foot number. Overnight work and heavy oil prep add cost. We price after a walk-through.
