Lakewood Ranch floors get judged in photographs first. Realtors want builder-gray that looks expensive and empty. HOAs want a contained install. The slab still sits in Florida, still takes hot tires, still sees irrigation overspray at the threshold. A floor that only exists for the listing is a floor that fails after the furniture is in.

Builder-gray that actually wears
A Main Street-area garage had a pale kit color that looked fine in the twilight photo and chalky by the second summer. The homeowner did not want “decorator.” They wanted the listing look without the listing lifespan. We kept the gray, changed the system: grind, full flake in a tighter blend, polyaspartic topcoat. Same neighborhood language. Different chemistry. That is most of the Lakewood Ranch work — not inventing a new aesthetic, just refusing to put a film on a slab because the builder left it bare.
What we actually coat in Lakewood Ranch
- Three-car garages that have to photograph and take daily school-run traffic
- HOA and gated schedules, including quiet hours and vendor rules
- Lanais that pick up irrigation stain and afternoon sun on the same afternoon
Lakewood Ranch questions we actually get
Will the color look like the builder-gray in the listing photos?
We can land in that range with a flake blend. Bring the photo. What we will not do is a thin paint-like gray that photographs once and tires after a summer.
Do you work with Lakewood Ranch HOA and gate rules?
Regularly. We plan access, parking, and work hours up front so the install does not become a violation notice.
The house is new. How long should we wait?
Until the slab says so. New Lakewood Ranch concrete is still a Florida slab. We do not coat to make the punch list green.
Can you coat the lanai to match the garage?
We can coordinate color. The outdoor system is still a UV-stable, textured spec — not the same film you put in a dark garage.
