Clearwater floors live with sand and a door that faces the gulf more than it faces a driveway. Beach condos and HOAs want a schedule, not a surprise grinder. Snowbird houses sit closed, then open in November to a film that peeled in July when nobody was watching. We do not sell a coat-it-before-you-fly kit. We visit, we run a concrete hardness test, we book the day the building will actually let us work.

The beach condo that could only be ground on a Tuesday
A Clearwater Beach garage sat under a stack of HOA rules: no weekend noise, one vendor space, a floor that had to match the corridor tile enough that nobody complained. The existing roll-on was chalking. We took the Tuesday window, contained the grind, and left a flake floor that rinses sand instead of holding it. Inland Clearwater — Countryside, the US-19 shops — is a different job: hotter slabs, more oil, less HOA, same climate.
What we actually coat in Clearwater
- Beach and island HOAs with noise and access windows
- Snowbird houses that sit closed through the wet season
- US-19 shop bays that need a washable floor, not a showroom metallic
Clearwater questions we actually get
Can you work a Clearwater Beach HOA garage?
Send the rules with the estimate request. The coating is half the job. The window is the other half.
The house is empty until November. Should we coat now?
Empty can be easier on neighbors. The slab still has to be ready. We do not coat to the flight home. We coat when the concrete hardness test and the grind say so.
Will sand destroy the floor?
Sand destroys a thin kit. A ground, broadcast floor is meant to be rinsed. That is most of the beach-side traffic.
Do you also coat shops off US-19?
Yes. That is a commercial spec — tires, oil, a hose. Not the same quote as a Beach condo.
