Epoxy vs polyaspartic

What those words mean on a Florida garage — not a product catalog.

Almost every homeowner who calls us searched epoxy garage floor. That is the category. The floor we install is usually a system: prep, a body coat, flake or color, and a wear coat. Polyaspartic is often that wear coat in Gulf sun. It is not a magic replacement word for epoxy.

Epoxy

Epoxy is the body. It builds thickness, holds flake, and bonds to a ground slab. Cheap one-part “epoxy paint” from a box store is not the same material. At an open Florida garage door, a plain interior epoxy can amber. That is the film, not “humidity ruined epoxy.”

Polyaspartic

Polyaspartic is a fast, UV-stable wear coat used on many Florida garages and shops. Kit marketing says “drive tomorrow.” The data sheet lists foot traffic, wheeled traffic, and chemical times separately. We print those times on the quote. Mats under tires are still the right habit. Manufacturer garage-and-shop flake overviews name garages and shops — not lanais or pool decks.

Polyurethane

Polyurethane (and cementitious urethane) is the commercial kitchen and heavy-wash family — grease, hot water, inspection. It is not the decorative flake in a two-car at the house. If the job is a restaurant line, we spec urethane. If the job is a garage, we do not.

Polyurea

Polyurea is a different spray family. Some companies use the word as a synonym for polyaspartic. It is not. We do not sell a polyurea catalog from this page. If a GC spec names it, we read that spec.

Prep — the product

On appointment day we measure, look at color options, and run a concrete hardness test every time so the grind and diamond match the concrete. A film on an untested, unground floor is why kits peel. Surface treatment is the work. The color is the last coat.

Aggregates — flake and grip

Vinyl flake is what most homeowners mean by a “chip floor.” Full broadcast hides the slab, adds grip, and hides small repairs. Quartz and other textures are for spaces that need more tooth. The blend is a look choice. The grind is not.

Colorants and metallic

Solid color and metallic live indoors. Metallic is a showpiece film — garage or showroom, not a pool deck. Color at the open door still needs a wear coat that can take Gulf sun.

Want this on a slab in Naples, Sarasota, Bradenton, or Tampa Bay? The next step is an appointment, not a chip in the mail.
