Babcock Ranch floor coatings

Brand-new builder dust. Coat when the test says so — not when the punch list does.

Babcock Ranch houses are new, which is not the same as ready. The garage is still throwing dust from the build, the slab is still curing, and the punch list wants a checkmark. A coating scheduled to the closing calendar is how a brand-new floor becomes a warranty call in the first wet season. We coat when the meter and the grind say the slab is a slab, not a construction surface.

The punch-list floor we refused

A builder-facing garage wanted flake the week of the walk-through. The concrete was still light, still dusty, still reading high. We walked. We came back when the number dropped, ground the remaining laitance, and coated a floor that will still be there after the furniture and the first summer. Babcock buyers are often choosing a coating because the house is new, not because the slab asked for one yet. That patience is the whole job in this town.

What we actually coat in Babcock Ranch

Babcock Ranch questions we actually get

The builder said the garage is ready. Do you still test?

Always. Builders close houses. We close slabs. Those are different finish lines.

How new is too new to coat in Babcock Ranch?

There is no calendar magic number. Some slabs are ready sooner. Some are not. We look at the concrete.

Can you coordinate with the rest of the punch list?

We can sequence. We will not grind a decorative floor under drywall dust or coat to make a checklist green.

Is a new Babcock slab easier than an old Fort Myers one?

Newer is cleaner of oil. It is not automatically easier. Green concrete is its own failure mode. Old contaminated concrete is another. We spec for the one in front of us.
